Flux Marine is located in Unity Park in Bristol, Rhode Island
Flux Marine, a company which designs and constructs electric outboard nautical motors, was drawn to Unity Park for its close vicinity to the water as well as the historic character of the mill buildings and the large, open industrial spaces that provided more than adequate space for their operations.
The tenant fit out retained the polished concrete floor, exposed structural elements, and celebration of the key architecturally defining features of the unit while providing a sonically separated workspace for the high-tech business. The large 12 over 12 sash windows provide natural light from the courtyard into the offices and R&D spaces.
The sawtooth monitors and existing skylights have been restored allowing even more natural light into the office and production spaces. The existing skylights - which remained from a full bank of north facing glazing - were repaired and repainted with new laminated glass. As a part of the adaptive reuse and sustainable design portion of the project, a solar panel array was installed on the exterior of southern oriented monitors as well as the roof of Unit 215.
