The Firm’s first Tax Credit Project, the adaptive re-use
of the former bank to law offices, presented many
challenges. The removal of the drop ceiling and
fluorescent fixtures in the lobby and restoration of
the main banking floor to its former splendor was a
priority. Providing an efficient, functional law office
environment for the client was also a priority. Privacy
for the partners, imperative with client confidentiality
seemed in conflict with the grand open spaces, but
with careful planning and attention to detail, both
objectives were achieved.
The project work included exterior restoration, including
the beautiful two story fan windows, restoration of the
interior, and opening up of the mezzanine (closed off
by the former owner) as a law library and employee
refreshment area for the staff. The interior design
work included a new custom built reception desk and
workstation area for the staff, designed to capture the
essence of a Judge’s Bench.

The project not only revived and enhanced a prominent village building, but also won the 1991 New York State Preservation award and has been recognized by he National Parks Service multiple times.
The project was awarded the 1991 New York State Historic
Preservation award and has been featured in the US
Department of Interiors publication for Cultural Resource
Management as an outstanding example of Main Street
Revitalization. Most importantly the facility has proved to
be a highly efficient and good work environment for the
partners and staff of Groff Law Firm.
